What a 1-Year Condo Lease Form Must Contain

Is a 1-year tenancy agreement standard in Thailand?

Yes. Residential condo and house leases in Thailand are overwhelmingly written as fixed 12-month terms with a 2-month deposit. Shorter terms exist but landlords commonly price them higher or decline them, because the 1-year term is the norm for both sides.

How much stamp duty on a 1-year lease?

0.1% of the total rent for the whole term. Example: ฿15,000/month × 12 = ฿180,000 total rent → ฿180 stamp duty. Stamps are affixed and signed across at the time of signing — by convention the tenant pays.

Do I need to register a 1-year lease at the Land Office?

No. Only leases of 3 years or more must be registered at the Land Department to be enforceable for the full term. A correctly stamped 1-year written agreement is fully enforceable as is.

What happens at the end of a 1-year term in Thailand?
